We have just been informed by Wachovia/Wells Fargo that they are now lending for smaller business acquisitions for as little as $150,000.00. Several lenders in addition to Wachovia are offering these smaller SBA lo/doc loans directly to customers.
In addition, many Sellers offer their own "Seller Financing" to qualified Buyers.
